The building itself – it’s got this gorgeous early 1900s character that actually matches its name, sitting right on Ondřejská street where you can still hear the clip-clop of horse carriages heading to the spa colonnade. I mean, you’re literally a three-minute walk from the main promenade, but tucked away enough that you won’t have tour groups trampling past your window at 7 AM.
The apartments themselves are honestly better than I expected for a 3-star place. Each one feels like someone’s carefully curated European flat rather than a cookie-cutter hotel room – think original hardwood floors (they creak a bit, but in a charming way), high ceilings that make the spaces feel bigger than they are, and kitchenettes that are actually functional if you want to grab some local bread and cheese from the market on Zeyerova. The bathrooms are modern enough, though the water pressure varies depending on what floor you’re on. What really impressed me was how quiet it gets at night, especially considering you’re this close to the action.
Here’s the thing about staying here – you get that authentic Karlovy Vary experience without feeling like you’re in a tourist bubble. The staff actually knows the neighborhood (ask them about the best time to visit the hot springs when they’re not packed), and honestly, that 9.4 rating makes sense when you factor in the value. Sure, it’s not luxury, but it’s got personality and you’ll save enough money to actually enjoy those expensive spa treatments. Plus, there’s decent parking nearby, which – trust me – is not something to take for granted in this part of town. If you’re coming during festival season (July gets crazy busy), book early because locals know about this place too.

What could be improved: Is a up hill to the apartment, so make sure your driver drop you at the right place or it’s pretty tiring to walk with luggage, and be aware there is only one shower.
Big, spacious, comfortable. 15 minute walk from any reasonably priced parking. Spacious and clean, the beds were very comfortable. To get the lights to work you need to first flip the main electricity override switch to the right when you enter. Well heated, shower was also good. It was nice to have 5 seats for the table - but not enough for 6 if you are more.
Contact was detailed and easy to follow.
What could be improved: It's a 15 minute walk from any reasonably priced parking with bags - offloading at the property isn't really a realistic option as the street is narrow and to get out again would require a multi point turn on a steep hill. The described free parking seemed a bit odd as we were advised not to return to the vehicle until departure. So be prepared to walk, which includes at least one hill.
The recommended paid parking at the Hotel Thermal we were told should be about €10 for 24 hours. The Hotel Thermal parking is actually €24 for 24 hours, and €20 for 10 hours. The host should update this information - I doubt it has been €10 for a very long time!
Just at the bottom of the hill from the Hotel Thermal there is a carpark that is €12 for 24 hours, but it only has around 20 places and is popular, most other options in the vicinity of the pedestrian spa zone seem to be more short stay. It was the cheapest we found.
One of the bedrooms in the common / living /eating area and the only seating there is the table and chairs or to sit on the bed itself - comfortable to sleep on, not so much to sit on to relax in the evening.
Luckily we did have the cash in Euros to leave on the table as instructed to pay the tourist tax - but it would have been helpful to be informed how this should be paid much sooner than just 90 minutes before checkout - this information could be included in the general information message. It's €2 per person, children included.
Wonderful Nice big apartment, new bathroom, comfortable beds, there was tea in the kitchen. Nice instructions about how to enter the apartment.

What could be improved: Was a bit noisy due to constructions on the next floor, but I ma sure this is temp condition. Hecktick with parking, but this is the case in the top center in Karlovy Vary

Matej was a very friendly and helpful host. It is a nicely refurbished modern property.
Since the property is located at the spa zone, you are allowed to stop for loading only infront of the house. However,Matej kindly instructed us where to park for free nearby, only just a few minutes walk.

What could be improved: Early in the morning, we found out that the flat did not have electricity. Although there was a full kitchen, we could not have coffee.
I wonder if the property manager knew about it. She should have told us in advance.
