The building itself has that classic Czech Republic charm without being overly precious about it, if that makes sense. When I first walked up, I honestly wasn’t sure what to expect from a 3-star place, but the entrance had this welcoming, family-run vibe that immediately put me at ease.
The apartmán setup is where this place really shines, actually. Instead of cramming you into a typical hotel box, you get proper apartment-style space with a little kitchenette that’s genuinely useful – not just for show. I ended up grabbing groceries from the local shops (there’s a decent one just down the hill) and making coffee in the mornings, which felt way more civilized than rushing to breakfast somewhere. The rooms have this lived-in comfort that’s hard to fake – comfortable beds, decent Wi-Fi, and windows that actually open properly, which sounds basic but you’d be surprised how many places get that wrong. Honestly, for the price point, I was impressed by how clean and well-maintained everything felt.
What I really appreciated was how the staff seemed to know the area inside and out. They pointed me toward this walking path that connects to the main promenade without having to deal with all the tourist traffic – little insider knowledge like that makes such a difference when you’re trying to explore Karlovy Vary without feeling like cattle. The whole spa town thing can get pretty overwhelming, especially during peak season, but staying at Vila Bayer gave me this nice home base feeling. You can walk to the famous colonnades and thermal springs easily enough, but then retreat back to your own space when you need to decompress. Parking was straightforward too, which anyone who’s driven around Czech spa towns will tell you is not always a given. The 8.1 rating feels about right – it’s not going to blow your mind, but it does exactly what it promises without any unpleasant surprises. Perfect for people who want to experience Karlovy Vary properly without paying resort prices or dealing with huge hotel crowds.

Gemütliche Wohnung in ruhiger Lage nah der Kolonaden Super Lage, in 5 Minuten war man auf der Promenade. Die Villa liegt sehr ruhig. Das Bett war unglaublich bequem, wir haben selten so gut übernachtet. Fernseher ließ sich leicht mit dem Handy verbinden und man konnte alle deutschen Sender gucken. Schöne Küche, gut ausgestattet.Schönes Bad, gut ausgestattet. Kellerwohnung, trotzdem sehr schön und die Ruhe war genial. Wir würden sofort wieder buchen. Netter WhatsApp Kontakt mit den Vermietern.
What could be improved: In der Küche war anfangs leichter Schimmelgeruch, die Wohnung kämpft etwas mit Feuchtigkeit. Wenn die Gäste ordentlich lüften würden wäre dies zu vermeiden. Wir haben über Nacht oder wenn wir unterwegs waren die Schränke offen gelassen-das Problem war nach 1 Tag gelöst. Also kein Grund etwas zu beantanden.
Fantastic stay in Karlovy Vary The location was lovely, nice and quiet. The owners were helpful. The set-up and the bed were fantastic.
What could be improved: The kitchen and bathroom were clean and we'll-setup, there was shower gel and hand soap, dish soap and towels, but they could be even cleaner.
Wonderful Apartmán byl dobře vybavený a na dobrém místě kousek od centra. Výhodou bylo parkování ve dvoře ubytování. Byli jsme moc spokojeni.
Excellent location, comfortable amenities, and professional service - a delightful experience ! The apartment is located in an old villa within a charming mansion neighborhood, adding a touch of elegance to our stay. It offered a comfortable king-size bed, a fully equipped kitchen, and a bathroom with a large shower. Additionally, the amenities included free WiFi, a smart TV, and convenient on-site parking, which made our stay even more comfortable. The contact with the landlady was impeccable and highly professional. She ensured that all our needs were met and was always approachable for any questions we had. Our experience in Karlovy Vary deffo was fantastic. The city itself is a real jewel, offering stunning sights whatever the season. I highly recommend visiting Karlovy Vary for its unique charm and beauty.
What could be improved: There was one downside to our otherwise wonderful stay indeed: the warm water supply for the shower was quite limited. This, coupled with low water pressure when using warm water, meant that our showers were shorter than we are accustomed to from other accommodations. Without this issue it would have been a 10 out of 10.
Would recommend Very nice host, very well equipped apartment just few steps from the city center. Would be suitable for a longer stay as well. Great value for the money. We were very happy and will come back.
What could be improved: One needs to ventilate often to get good air quality, but it's manageable, I guess part of living in old authentic villa
Lovely stay for our 3 nights in Karlovy Vary. Great having parking included. Host was great, and check-in was seamless. Close proximity to attractions. Parking included.

Good Die Ausstattung war sehr umfangreich.
Die Lage der Wohnung war sehr zentrumsnah, auch nahe dem großen Park gelegen und bis zu den vielen Quellen war es nicht weit.
Das WLAN war sehr Leistungsstark.
What could be improved: Die Wohnung liegt im Keller, deshalb ist es feucht und klamm. Die Wohnung wurde ferngesteuert nur auf 20 Grad C geheizt.
Einige Haushaltsgeräte waren nach der Benutzung nicht sauber gemacht worden.
Polecam Apartament w pięknym budynku, w bardzo dobrej lokalizacji, kilka minut spacerem do centrum. Pokój bardzo dobrze wyposażony. Świetny kontakt z właścicielem. Bezpieczny parking w cenie.
What could be improved: Może dlatego że mieszkanie znajduje się w przyziemiu można było odczuć pewną wilgoć
Sehr gute Lage Eine sehr nette Ferienwohnung mit allem was man benötigt. Die Lage war ruhig und gleichzeitig sehr Zentrumsnah. Karlsbad ist auf jeden Fall eine Reise wert.
Die Kommunikation erfolgte per Mail, sehr freundlich und immer sehr zeitnah.
