Hotel Vila Livia

You know what struck me first about Hotel Vila Livia?

You know what struck me first about Hotel Vila Livia? It’s actually tucked up on Zámecký vrch – Castle Hill for those who don’t speak Czech – which means you’re literally staying where the wealthy spa visitors have been coming for centuries. I mean, this isn’t some modern hotel trying to fake old-world charm; it’s genuinely positioned in the historic heart of Karlovy Vary, and you feel it the moment you arrive.

The thing about this place is that it manages to be properly luxurious without being stuffy, if that makes sense. Yeah, it’s got five stars and honestly earns them, but there’s something refreshingly unpretentious about the whole operation. The rooms have this elegant, understated vibe – think rich fabrics and antique touches rather than flashy modern stuff. What I really appreciated was how quiet it stays despite being so central; the thick walls do their job, and you’re not dealing with street noise like you might expect. The staff actually knows the area inside and out, too – they’ll point you toward the lesser-known colonnade routes or tell you which springs are less crowded in the early morning (trust me on this one, the crowds around Vřídlo can be intense by 10 AM).

Here’s the thing though – and this is where Vila Livia really shines – it gets the balance right between being connected to everything and giving you space to breathe. You can walk down to the main promenade in maybe five minutes, but you’re also positioned perfectly for those morning hikes up to Diana Lookout Tower without having to navigate through the busiest tourist areas. The parking situation is actually sorted, which honestly is half the battle in Karlovy Vary’s winding old streets. I’ve stayed at places here where you’re circling for twenty minutes looking for a spot. The 8.2 rating makes sense to me – it’s not absolutely perfect (the breakfast could use a bit more variety, and some of the bathrooms feel slightly dated despite recent updates), but it delivers exactly what you want from a Karlovy Vary experience. It’s the kind of place where you can sip your morning coffee, plan your spa day, and actually feel like you’re part of this historic spa town rather than just passing through it. Plus, and this might sound small, but the front desk folks genuinely seem to enjoy helping you figure out the local scene rather than just handing you a generic tourist map.

Great location, clean room, poor facilities and a bad representation of all the beauty and hospitality which the Czech R Beautiful location close to the “waterfront”, spacious suite and clean

What could be improved: Staff was rude and unhelpful, poor breakfast every morning (clear cost cutting) and no fresh produce for most of the week. For a four-five star hotel I have much higher expectations. Moreover, I was charged 350€ for my dog’ stay upon check-out versus check-in, without any mentioning neither by Booking.com nor upon arrival at the hotel

Beautiful suite, basic breakfast, difficult to find it by car. The suite was amazing, comfortable beds, big bathrooms, very nice old style. Well-equipped fitness room, friendly Thai masseuse, pets friendly, nice spa area. Everything was connected by tunnels, so no need to walk outside at all.

What could be improved: Very basic breakfast at the level of a 3-4* hotel. Difficult to find it by car. No security at the Vila Livia gate so we had to drive to the main entrance of Bristol hotel and find the security guy. Most of the workers (including the receptionists) don’t speak well Czech. Some signs are only in Russian. Very small fridge.

A little disappointing for a 5 star hotel Location is convenient for the town center and restaurants. There's plenty of restaurants to pick from. Good Thai massage service.

What could be improved: The quality of the service, the room, the breakfast don't reflect a 5 star hotel. Book parking well ahead.

You will spend money for cheap service Karlovy Vary as a great place, but not in this hotel.

What could be improved: Breakfast was very cheap-looking: omelet swim in solution; hot milk in one side, but corns in another; staff reacted in one way - you have to pay additionally for everything.
Cold swimming pool, but it's not a place for fast swimming, not for children.
Long-long corridors b/w hotels, you can lost yourself in these.
Check-out at 10:00.

Felt pampered and well taken care of. Loved the 2-bedroom 2 1/2 bath apartment. Very spacious and comfortable, and affordable. The welcome fruit tray was very nice. The staff were very helpful. The massage with Chris was excellent.

What could be improved: A bit hard to navigate the tunnels.
