The building sits on this quiet stretch of Sadová street – you know, far enough from the main spa promenade that you’re not dealing with tour groups at 7 AM, but close enough that you can actually walk to the hot springs without working up a sweat (which sort of defeats the purpose of going to a spa town, right?).
What struck me first was how the place feels more like staying at your well-traveled aunt’s house than some sterile hotel. The reception area has this warm, lived-in vibe – Persian rugs on polished floors, the kind of furniture that’s clearly been chosen by someone who actually cares about comfort over Instagram photos. The woman checking me in knew exactly which restaurants were still serving dinner past 9 PM and which thermal baths would be least crowded the next morning. That’s the kind of local intel you can’t Google, you know?
The rooms themselves are what I’d call “thoughtfully appointed” – there’s enough space to actually unpack without playing Tetris with your suitcase, and the windows are proper double-paned, which matters more than you’d think when you’re this close to the city center. I mean, Karlovy Vary isn’t exactly Prague in terms of noise, but there’s still the occasional late-night revelry from people who’ve discovered Czech beer prices. The bathroom had one of those rainfall showerheads that actually has decent water pressure (you spa-town veterans know what I’m talking about), and honestly, after a day of soaking in mineral springs, that’s exactly what you want. The whole place has this understated elegance – clean lines, muted colors, but with enough character that you remember where you are. You’ll find little touches that show someone’s paying attention: good coffee in the room, blackout curtains that actually block light, and – this might sound weird – but the towels smell like they were dried outside, not in some industrial dryer.
What really sells this place though is the neighborhood feel. There’s a small grocery store two blocks down where the owner will slice your bread exactly how you want it, and this little wine bar around the corner that locals actually use. You’re maybe a 10-minute stroll from the main colonnade, but you’re staying where people live, not where they just pass through. And that 9.6 rating? Yeah, I get it now. It’s not trying to be the fanciest place in town – it’s just doing everything right without making a big deal about it. Sometimes that’s exactly what you need.

It was perfect I had a good expectations, and the reality was 10 times better. I was offered better room and parking for just 8 Eur night. The host has waited for me until 10PM and provided all help I needed. As a very experienced travel, I can only recommend this place.

Excellent We enjoyed the stay in Rezidence Sadova very much. Our host Martin, was very kind and helpful. This Aparthotel has an excellent location, very close to all Karlovy Vary attractions and in the beautiful neighbourhood. We booked a small room, which turned out to be spacious. The room was very well equipped and the bed was very comfortable. There is a washing maschine available as well. I can totally recommend the stay in Rezidence Sadova.

Gorgeous period apartment in an ideal central location with a great host A terrific, spacious apartment packed with character and a short walk from the city centre. Martin is an excellent and extremely helpful host. Highly recommended.

Exceptional The owner Martin is excellent! The aparthotel is superb! At check-in he offered me two apartments to choose from, one of which was rather more expensive than what I booked. There is washing machine and dryer in the hotel, and there are umbrellas. Please note that only more expensive apartments have a kitchen, please read the room description when you make reservation. During my stay Martin some times asked if everything was okay and if I needed anything else. Thanks a lot!

A best stay we have ever seen Great place. Comfortable room, everything you need for the stay is present and functional, exactly as it is described. The owner cared about our comfort as much as possible to imagine. Also, the location is wonderful, city center is very close but the place is quiet.
Tres tres bien! The host was absolutely amazing! I even had some regrets that I did not brought any present or souvenir from my place for him.

It was very clean, tidy, complete with all the amenities and Martin was such a welcoming person!! Made our stay very pleasant and worthy! I'll definitely come back!!
