The moment I walked through those doors on Sadova Street, it felt like stepping into someone’s really well-appointed private residence rather than a typical hotel. I mean, it’s got that four-star polish without being stuffy about it, and honestly, the 8.2 rating makes perfect sense once you’ve spent a night there.
The location is actually pretty brilliant if you know Karlovy Vary at all. Sadova 28 puts you right in this sweet spot where you’re close enough to hear the gentle bustle of the spa district during the day, but far enough from the main tourist drag that you’re not dealing with crowds of people shuffling around with their thermal cups at dawn. The building itself has this lovely historical character – you can tell they’ve put real thought into preserving the original charm while making sure everything actually works properly (the shower pressure is excellent, by the way). What I really appreciated was how they’ve managed to keep that authentic Czech spa town atmosphere without letting things get too precious about it. The staff genuinely knows the area – not just the obvious tourist spots, but they’ll point you toward the better walking paths up into the hills or tell you which thermal springs are less crowded in the early morning.
The spa facilities are where this place really shines, and I’m saying this as someone who’s been to way too many hotels that throw around the word “spa” pretty loosely. They’ve got the real deal here – treatments that actually incorporate the local thermal waters, not just some generic massage menu. The whole wellness setup feels integrated into the hotel rather than tacked on as an afterthought. Honestly, after spending an afternoon there, I understood why people have been coming to Karlovy Vary for centuries to sort themselves out. The rooms are comfortable in that understated European way – good linens, solid furniture, windows that actually open (which is more rare than it should be these days). Parking was surprisingly straightforward too, which anyone who’s driven around Czech spa towns will tell you is not always a given. I’d definitely go back, especially in shoulder season when you can really take advantage of everything without the summer crowds. It’s the kind of place that delivers on what it promises without trying to oversell you on amenities you don’t need.

Good stay for a short trip The location of hotel is very good: it is located in the central part, but due to the special street restrictions about the parking, the streets are not noisy at all. The room was cozy. Staff was attentive during breakfast. The breakfast buffet was good and tasty. Thai massage costs only 32 €. The view from balcony is nice.
What could be improved: One of the table lamp got broken.
The rooms require a renovation.

Very Good The room was very comfortable. Everything was clean, and it was really nice to have a small balcony. Solid breakfast buffet.
What could be improved: Though i will not be the first one to say this, parking is very limited here. There are a handful of spaces for all of the guests. So if you are arriving by car, and have not booked far in advance, this can be a little difficult.
Wonderful Excellent staff, girls from the reception, professionally helped to settle in, responsive, prompted and assisted during the entire stay. The medical staff was highly qualified and met all my expectations. The restaurant is clean and cozy, the chef is an excellent cook, everything is fresh, the menu is not repeated! I checked some vegetables for nitrate levels, which are much lower than normal. I am pleased and not surprised why many guests come here several times. This was my first visit, and I'm sure it won't be the last, as the hotel has created a home furnishing, the whole team is trying their best! See you soon! Thank you all!

Wonderful The first room was a bit old and dark but we asked for a room with a view and were given a nicer room. Bathrooms are small but everything that we needed. Staff pleasant and helpful.
What could be improved: As to be expected massage overpriced compared to street prices. Breakfast ok.
