It’s tucked away on Pod Lesem, which is actually perfect because you’re close enough to walk into town but far enough from the main spa crowds that you won’t hear tour groups chatting at 7 AM. The building itself has this sort of elegant villa feel – not flashy, but you can tell someone put real thought into the details. When I first pulled up, I was worried about parking (you know how it is in Czech towns), but they’ve got their own spots, which is honestly worth mentioning because finding parking near the spa district can be a nightmare during peak season.
What really got me was how the place feels more like staying at someone’s well-appointed home than a typical hotel. The rooms are spacious – I mean actually spacious, not that cramped European hotel room thing where you’re bumping into furniture. The owner clearly knows what travelers need because there are all these small touches that chain hotels miss. Good reading lights, proper hangers in the closet, windows that actually open for fresh air. I stayed in October when the leaves were changing, and honestly the view toward the forest (which makes sense given the street name – “Pod Lesem” means “below the forest”) was pretty spectacular. The whole area gets this golden light in the afternoon that photographers would kill for.
Here’s what I really appreciated – the breakfast actually felt Czech, not some international buffer nonsense. Fresh bread, local cheese, proper coffee. And the staff? They know Karlovy Vary inside and out. When I mentioned wanting to avoid the crowded springs but still do some proper spa time, they pointed me toward the smaller colonnade that most tourists skip right over. That 8.3 rating makes sense to me because while it’s not trying to be some luxury resort, it does everything it sets out to do really well. The WiFi works, the shower has proper pressure, and you sleep well because it’s quiet at night. Sometimes that’s exactly what you need, especially after a day of walking around the spa promenades and dealing with crowds. If you’re looking for a place that feels authentic to the area without breaking the bank – and you actually want to sleep instead of listening to street noise all night – this is a solid choice. Just book ahead if you’re coming during spa season because word is getting out about places like this.

Calme à l’écart de la ville Le logement est à l’écart de la ville de Karlovy Vary près d’une route, mais du côté de la forêt, très calme.
La décoration est ancienne avec du charme.
Il y a un très bon restaurant à proximité.
What could be improved: Les lits simples sont un peu étroits.
Wonderful Velice milá a ochotná paní majitelka.
Klidné místo, útulné a čisté zázemí se vším potřebným vybavením, možnost ubytování s pejskem. Perfektní pro naše potřeby, t.j. v blízkosti dostihového závodiště. Rádi jsme se sem po roce vrátili, nic nám tady nechybělo. Milá paní majitelka.
Wonderful Klidná lokalita v blízkosti přírody, možnost parkování, velmi milá a ochotná hostitelka, příjemné vybavení pokoje ve starožitném stylu, k dispozici lednička, mikrovlnka, varná konvice. 👍

Exceptional Super nice and cozy place with super friendly host! Lovely suits with antique furniture and beautiful pictures, fresh air, right at the forest! Amazing breakfast and quiet place. Definitely recommend!

Exceptional The old fashioned room was excellent. And the breakfast? Simply magic! Very recommended.
