This isn’t your typical hotel situation; it’s more like staying in someone’s well-appointed apartment building, which I mean in the best way possible.
The location is sort of brilliant, actually. You’re high enough up the hill to feel like you’ve escaped the tourist crowds that pack the main spa colonnade, but it’s still an easy walk down into the heart of Karlovy Vary when you want those famous hot springs and the whole spa town experience. I remember thinking the first morning how quiet it was – just birds and the occasional distant tram bell, none of that constant chatter you get right in the pedestrian zones. The apartments themselves feel properly lived-in rather than sterile hotel-room clean. There’s actual kitchen equipment that works (I tested the coffee maker immediately), and the furnishings have that solid Central European quality – nothing fancy, but everything’s built to last. The whole place has this relaxed residential vibe that’s pretty rare in spa towns, where everything usually feels designed for quick tourist turnover.
What really sells me on Villa Leopold is how it sits in the neighborhood. You’re among actual Czech families and long-term residents, not just other travelers. There’s a little grocery shop maybe two minutes’ walk away where the lady behind the counter will patiently help you figure out what you’re buying even if your Czech is nonexistent (mine certainly was). And here’s something I didn’t expect – the hill location means you get these glimpses of the valley and the town spreading out below, especially from the upper floors. It’s not dramatic mountain views or anything, but there’s something satisfying about seeing the spa buildings and the Teplá River winding through town from above. The 9.4 rating honestly doesn’t surprise me – this is the kind of place where small things work properly. Hot water stays hot, Wi-Fi doesn’t cut out every five minutes, and nobody’s vacuuming the hallways at 7 AM. For a three-star place, it punches well above its weight in terms of actually letting you settle in and feel comfortable. If you’re planning to spend real time exploring Karlovy Vary rather than just rushing through the highlight reel, Villa Leopold gives you a proper base to work from.

Exceptional Very nice and good hotel! Everything is there, you can cook your own food. Also the biggest plus is that there is parking. If there is a chance to be in Karlovy Vary again, then only the Leopold hotel!

What could be improved: Close do downtown but steep downhill (and uphill on return). No problem for us but might be difficult for old or physically impaired people. On the other hand, bus stop in front of hotel.

Good value for money. For a short stay The villa is renovated. Staff is very kind. Parking is great - spacious and private.
What could be improved: The location is not ideal if you plan to spend couple of days and want to go for a walk on the promenade. You will not be able to come back by foot and will need some transport (you may take Uber/Bolt)
Wonderful The personnel was very helpful and kind and the accommodation was really clean. The rooms are spacious and there are enough parking places for everyone.
What could be improved: We did not mind, but you have to walk up and down to the old town, keep it in mind.

Highly recommended – we’d love to come back! We had a wonderful stay all around! The accommodation is in a perfect location, just a few minutes’ walk from shops – even open on Sundays. Check-in was super easy – everything worked smoothly with a code. The cleanliness was especially outstanding – everything was spotless and very hygienic. The apartment is freshly renovated, modern, and functionally furnished – absolutely everything you need is there, including towels, bed linen, and a small kitchen with a dishwasher.
The bathroom was a real highlight: modern, spacious, and equipped with a wellness shower that made starting the day a joy. The staff were very friendly, though not always on-site – but thanks to the access code, that wasn’t an issue. Another big plus: parking is available right in front of the door (€8/night) – very convenient! Or, if you’re lucky (like we were), you can find free street parking nearby. There’s also an elevator in the building. The city center isn’t far – you can walk there, but be aware: the streets in Karlovy Vary are very steep. For people with mobility issues, it might be better to stay down in the town center.
What could be improved: Minor Suggestions for Improvement (on a high level):
No TV in the room – it would have been nice to have one in the evenings, maybe as a rental option
Pillows were a bit too soft – more comfortable alternatives would be appreciated
No shelf in the shower – would be practical for shower gel & toiletries
No broom provided – would be useful for longer stays
A toaster in the kitchen would be a great addition for breakfast
Weak internet connection – could definitely be improved
Nice new apartment feels like home Nice new apartment, with everything you need. Quiet and nice area.
What could be improved: The property is situated on the top of the hill - quite challenging if you travel with a baby and have a stroller.
