Sometimes the best discoveries happen when you’re not looking for them. The building itself is pretty unassuming, sort of blends right into the neighborhood, but there’s something refreshingly authentic about that. No fancy signage or marble lobby trying to impress you – just a genuine Czech pension that actually feels like staying at someone’s well-kept home.
What really struck me was how quiet it gets here, especially in the evenings when the day-trippers have headed back to Prague. U Trati street runs parallel to the old railway line (hence the name – “trati” means tracks), but honestly, you barely notice any train noise. The owners clearly know what they’re doing because everything just… works. Check-in was smooth, parking was sorted without any drama, and the rooms have that lived-in comfort that’s hard to fake. I mean, you’re not getting luxury spa vibes here, but the beds are actually comfortable and the bathrooms are updated enough that you’re not dealing with Soviet-era plumbing disasters. The whole place smells faintly of fresh bread in the mornings – turns out there’s a local bakery just around the corner that the owners will quietly point you toward if you ask about breakfast options.
Here’s the thing about staying at Penzion Fan – you’re getting that insider’s Karlovy Vary experience without paying resort prices. It’s maybe a fifteen-minute walk down to the main colonnade area where all the tourists cluster around the hot springs, but you’re staying where actual locals live. There’s a decent grocery store (Billa) about five minutes away if you want to grab supplies, and honestly, some of the best traditional Czech restaurants are scattered through this neighborhood rather than down in the tourist zone anyway. The owners – and this is key – actually live in Karlovy Vary and know the city inside out. They’re not just running a business; they genuinely want you to experience their town properly. Ask them about the best time to visit the springs (early morning, before the bus tours arrive) or which hiking trails lead up into the hills without being overrun. They’ll give you the real scoop, not just hand you a generic tourist map.
Look, if you’re expecting a five-star spa hotel with marble everything and a concierge in a fancy uniform, this isn’t your place. But if you want to stay somewhere that feels authentic, where you can actually sleep at night, and where you’re supporting a local family business that clearly takes pride in what they do – well, that 9-point rating starts making perfect sense. Plus, you’ll have stories to tell that go beyond “I stayed at another chain hotel.” Sometimes the best travel experiences happen in places that don’t try too hard to impress you.

What Our Guests Say
It was peaceful and I rested. Very good value for money. However, it's important to remember that this is a self-catering guesthouse—it's not a hotel with meals and daily cleaning. You'll need to do some of your own home-cooking. There was a small kitchenette with a microwave and a single electric hob for cooking. Our room, with windows facing the courtyard, was quiet, with occasional sounds of trains in the distance. There's no heavy traffic on the street. A shop and a beer bar are close by. A public transport stop with buses to the city center is also nearby.
What could be improved: The automatic motion-sensing light switch in the hallway was too sensitive. It turned on the light at night when, while lying in bed in the room, I changed my sleeping position by moving my legs. The sensor detected this as movement and turned on the light there.
The location of the light switches above the bed was also unfavorable. They were located very low above the bed, directly above my head – I could accidentally turn the light on or off with a pillow because I'm tall. They should have been next to the bed.
It would be worth improving these things.
Perfect accommodation for the price. Great and short access from highway by car, but a bit away from the city center, if you want to go by foot. There is a bus stop of the line 5 nearby, however. Very nice receptionist, who told us nearly everything we wanted to know even before we have asked, knowing well what an average guest will need. Room was clean and equipped with everything we needed. Parking is in the private area behind a gate, which is not very common in Karlovy Vary.
What could be improved: There is no lift in the facility. Not really a problem, if you are aware right when you are booking. If you want to go to the city, you may want to take the bus, or prepare for a longer walk. Again no problem, if you know when booking and/or if you enjoy walking.
Affordable and cozy stay in Karlovy Vary Very cozy and clean premises, affordable prices, private free parking, friendly staff and good breakfast. Also pet friendly. The room has a kitchenette and all necessary utensils for cooking.

Very nice accommodation but the location is not the best The hostess was very friendly, the garage was one of the biggest reasons we chose this accommodation and it was really convenient, directly at the building and easy to access. The breakfast, though paid separately, was very generous and exceeded our expectatives.
What could be improved: The location is actually not only far from the city center (which we already knew before booking) but there's nothing around to go out to eat of buy some groceries or anything unfortunately.
